Better return on investment in small town land; perfect opportunity in UP

New Delhi| In the big cities of the country, the prices of land have gone up so much that there is less scope for increase in them. Firstly, it is difficult to find a place with a clean title in these cities. Second, land in these cities is so expensive that it is difficult to even buy it. In such a situation, better returns can be obtained in purchasing land in those small cities where religious, infrastructure, hill stations, tourism, new business centers or any important project is coming. For example, after the announcement of Mumbai to Ahmedabad Bullet Train, land prices have skyrocketed. However, there is still a lot of time for the bullet train to start.
Uttar Pradesh is the center of attraction compared to other states. Here the government’s emphasis is on infrastructure along with religious, tourism and new business centers. With the construction of Ram temple in Ayodhya, the prices of lands here have increased 15 times. The land which was earlier Rs 50 lakh acres, has now become Rs 5 crore acres.
Chairman of House of Abhinandan Lodha says, in 2021 he took land at the rate of 50 lakhs. The final sale he made this year was Rs 5 crore. He believes that currently Vrindavan, Varanasi in UP, Shimla in Himachal and Amritsar in Punjab are such cities where there are immense opportunities for investment in land.
Statistics show that there has been good profit on land in small towns of Maharashtra and also in Goa. For example, in Dapoli, Maharashtra, 24 percent returns have been received on lands since January 2023. This is where another place has got a return of 29 percent since May, 2021. In Alibaug, the prices of lands have increased by 29 percent since April last year. Goa has gained up to 36 per cent since October, 2022.
Experts say that it is important to be careful while buying land. If you take a place or project from a branded builder, you will get a clear title place in it. Also, the entire process happens easily and quickly. Nowadays, it is the era of digital, so many projects can now be investigated digitally. Space and land are such assets, which are now giving very good benefits even in a short time. Provided that, before investing in land, you need to do some testing to buy.
